You own an apartment or a mobile home in Bredene but you don't live there. Letting it short-term when you are not using it is a logical source of income, provided you comply with the Flemish framework and organise management that runs without you. Here is how to go about it in 2026 as a second-home owner.

Why Bredene attracts guests

Bredene is the only municipality on the Belgian coast where the dunes line the sea along the entire length of its coastline, making it a highly sought-after family and nature destination. The resort combines a wide beach, a large stock of campsites and holiday residences, and a loyal clientele of Belgian and Dutch families. It is a stable demand profile, especially from April to September.

The property remains easily accessible for guests: Bredene is served by the Kusttram, the coastal tram line that links De Panne to Knokke, and is a few minutes from Ostend and its railway station. This car-free accessibility is a concrete selling point in an Airbnb or Booking listing.

The three obligations before letting

Before the first night, an owner in Bredene must meet three cumulative obligations: registering the property, the fire safety certificate and compliance with municipal taxes. As Bredene is in Flanders, it is the Logiesdecreet, the Flemish decree of 5 February 2016, that applies, not the Brussels ordinance or the Walloon Tourism Code.

First step: registration (aanmelding) with Toerisme Vlaanderen. All tourist accommodation offered for payment must be declared in the Flemish accommodation register before it is let, with supporting certificates. The mandatory information must then appear in the listings.

Second step: the fire safety certificate. Since 29 September 2025, the certificate for small accommodation (one rental unit, maximum 12 sleeping places) has been issued by ACEG vzw, no longer by Vinçotte. Applications have been made digitally via the ACEG e-loket since 1 October 2025, and the inspection follows Bijlage 2 of the Logiesdecreet: smoke detectors, escape routes, signage and materials.

Since 29/09/2025, ACEG vzw has issued the brandveiligheidsattest for small tourist accommodation in Flanders. Apply via the ACEG e-loket; forms are on toerismevlaanderen.be.

Municipal taxes in Bredene

Bredene levies a second-residence tax and a tax on land-related accommodation (formerly the campsite tax), which may both apply to the same owner depending on the type of property. The amounts and terms are voted by the municipal council and published on bredene.be. An apartment not occupied as a main residence on 1 January of the year is in principle liable for the second-residence tax for the whole year.

In practice, check the tax regulation in force on the municipal website every year before budgeting for your rental, as these amounts change. On the Belgian coast, municipal taxation of second homes has been rising across the board in recent years, Bredene included. Don't rely on an amount you heard elsewhere: only the regulation published by Bredene is authoritative.

Managing your property remotely

Managing a holiday apartment in Bredene without living there rests on three operational pillars: self check-in, professional cleaning between each stay and pricing that follows demand. None of these three requires you to be physically present, provided they are organised in advance.

Self check-in via a key lock box removes the need to welcome guests in person: guests collect the key on their own, with instructions sent before arrival. Cleaning and linen restocking are entrusted to a local team scheduled after each departure. Finally, dynamic pricing adjusts prices according to Belgian school holidays, long weekends and the weather, so as not to leave nights empty in low season.

HOSTEA data, 2026: on the properties we monitor around Ostend and Bredene, most of the invisible work lies in scheduling cleaning and arrivals; a minimum booking lead time of 3 days makes it possible to organise service providers calmly without turning down last-minute bookings.

Delegating to a local property manager

Entrusting management to a local property manager such as HOSTEA allows an owner in Bredene to let their property without dealing with the Dutch-language paperwork, arrivals and cleaning. HOSTEA covers the entire Belgian coast, from De Panne to Knokke, and takes care of compliance, creating and optimising the listing, pricing, guest communication and cleaning coordination.

Two packages exist: full management, where HOSTEA runs everything, and co-management, where the owner keeps control of certain tasks. In both cases, the goal is the same: a compliant, occupied and profitable property, without you having to make the round trip to the coast at every change of guest.

FAQ

Do you have to register your apartment to let it short-term in Bredene?

Yes. All tourist accommodation in Bredene must be registered with Toerisme Vlaanderen (aanmelding) before the first night, with the safety certificates. As Bredene is in Flanders, it is the Logiesdecreet that applies, not the Brussels ordinance or the Walloon Tourism Code.

Who issues the fire safety certificate in Bredene in 2026?

Since 29 September 2025, ACEG vzw has issued the fire safety certificate for small tourist accommodation in Flanders (one rental unit, maximum 12 sleeping places). Applications have been made digitally via ACEG's e-loket since 1 October 2025, and the inspection follows Bijlage 2 of the Logiesdecreet.

Which municipal taxes apply to a holiday rental in Bredene?

Bredene levies a second-residence tax and a tax on land-related accommodation (former campsites). An apartment not occupied as a main residence on 1 January is in principle liable for the second-residence tax. The exact amounts are published on bredene.be and change every year.

Can you let an apartment in Bredene without living there or being present for arrivals?

Yes. Self check-in via a key lock box lets guests collect the key on their own, with no in-person welcome. Combined with professional cleaning between each stay and dynamic pricing, it makes fully remote management possible, whether the owner runs it themselves or through a property manager.

Is Bredene well served for guests without a car?

Yes. Bredene is served by the Kusttram, the coastal tram line linking De Panne to Knokke, and is a few minutes from Ostend and its railway station. This public transport access is a concrete selling point to highlight in the listing, particularly for families.

How long does it take to make a property in Bredene compliant?

In practice, on the applications handled by HOSTEA around Bredene and Ostend in 2026, allow 4 to 8 weeks between starting the process and letting in compliance. Most of the time goes into preparing for the fire safety certificate, not into the registration itself.
