    Frequently asked questions

Is my property in De Panne in a zone authorised for short-term rental?
Not automatically. The geoloket stedenbouw and the municipal regulation of De Panne allow you to check parcel by parcel. In case of doubt, make an appointment with the Stedenbouw service before any rental.
How long to obtain the fire safety certificate?
4 to 12 weeks for accommodation that is already technically compliant. Several months if works are needed.
What is the total cost to bring a studio into compliance?

Yes in most cases, as soon as the property is not your official main residence, even if you rent it 365 days a year.
Should I charge VAT on my nights?
Depuis mars 2026, la TVA à 12 % s'applique sur les nuitées facturées avec services hôteliers. Si vous louez nu, sans services, vous restez en exemption immobilière.
Should I delegate management to a concierge service?
Not legally mandatory, but highly recommended. HOSTEA handles all the steps: urban planning verification, fire safety certificate, registrations, tax declarations, complete guest management.
