Many owners of second homes on the Belgian coast voluntarily limit their overnight stays, convinced that a legal quota exists. This figure has never appeared in Flemish law. Here is what Flanders actually imposes in 2026, and what really limits your calendar.
Does Flanders impose a maximum number of days?
No. The Flemish decree on tourist accommodations (Logiesdecreet) does not set any maximum number of overnight stays per year. Toerisme Vlaanderen specifies that a declaration is required even if you only rent one or several nights per year via Airbnb, Booking.com or another platform (Toerisme Vlaanderen, 5 February 2026).
The Flemish reasoning is not quantitative but qualitative. As soon as a property is offered to tourists for payment, it falls within the scope of the Logiesdecreet, regardless of the number of nights.
- No threshold of days, nights, or turnover triggers the obligation: it exists from the first night.
- The declaration (registration) is made to Toerisme Vlaanderen before the first rental.
- The basic standards apply in full: fire safety, insurance, hygiene.
- The occasional or professional status does not change the obligation, only the taxation.
The details of the obligations are in our guide Logiesdecreet: your obligations for short-term rentals.
Where does the 180-day rule come from?
The 180-day rule does not appear in any Flemish text. It comes from night caps adopted by cities and foreign countries to protect residential housing. Transposed to an apartment in Knokke-Heist or La Panne, it leads to restricting its calendar without any legal basis.
The confusion comes from three sources: the caps applied in several European capitals, the Brussels rules which fall under another region, and the conditions set by certain leases or condominium regulations. None of these three is a Flemish rule.
In Belgium, tourism and housing are regional competencies. A property located on the Belgian coast falls under the Flemish Logiesdecreet, not the Brussels ordinance or the Walloon Tourism Code.
What really limits rentals on the Belgian coast?
Three constraints really limit your calendar, and none are expressed in number of days. The municipal environmental permit and any change of function, the condominium regulations, and the municipal tax regulations. Each can prohibit tourist rentals or make them expensive, regardless of the number of nights.
| Constraint | Who decides | Concrete effect |
|---|---|---|
| Environmental permit and change of function | The municipality | May prohibit the tourist use of the property, even for one night |
| Co-ownership regulations | The assembly of co-owners | May prohibit short-term rentals in the building |
| Municipal tax regulations | The municipal council | Tourist tax, second residence tax, annual fees |
| Fire safety standards | ACEG vzw since 29 September 2025 | Mandatory certificate before operation |
This is why a single figure valid across the entire Belgian coast does not exist. The details municipality by municipality are included in the owner's guide to Airbnb regulations on the Belgian coast, and for the most requested municipality in the Airbnb regulations in Knokke-Heist.
HOSTEA data, 2026 : of the properties entrusted to HOSTEA on the Belgian coast, no owner has had to reduce their number of nights for a Flemish regulatory reason. The only limits encountered came from the municipal urban planning regulations or the co-ownership regulations.
What changes in 2026 for Flemish owners
The Flemish government decided on 1 June 2026 to tighten the rules. Only accommodations with a registration number from Toerisme Vlaanderen will still be able to be offered on online platforms, and the platforms will have to share their offer and activity data with Toerisme Vlaanderen (VRT NWS, 1 June 2026).
The finding that triggered the reform is quantified: during the annual inspection by Toerisme Vlaanderen on online platforms, only 6 out of 10 accommodations checked were compliant with the Logiesdecreet (VRT NWS, 1 June 2026).
- Mandatory registration number to be visible. Without a number, the listing is set to be removed from the platforms.
- Data sharing. The platforms will have to transmit their offer and their activity to Toerisme Vlaanderen.
- Accelerated closure. A municipal report for urban planning violation will be sufficient for Toerisme Vlaanderen to close the accommodation, without waiting for a procedure that can take years.
- European framework. The regulation (EU) 2024/1028 on the collection and sharing of data in short-term rentals has been applicable since 20 May 2026 and imposes a verifiable registration number throughout the Union.
The direction is clear: Flanders does not limit the days, it locks access to the platforms. An undeclared property becomes invisible rather than restricted.
How HOSTEA secures your rental
HOSTEA takes care of compliance before the first night. Declaration to Toerisme Vlaanderen, fire safety certificate file with ACEG vzw, verification of the municipal regulations and the condominium rules, then online posting of the listing with the registration number displayed.
The subsequent management relies on a self-check-in via a key box, professional cleaning between each stay, and dynamic pricing. HOSTEA never welcomes travellers in person at the Belgian coast.

Frequently asked questions
Can you rent your apartment on Airbnb all year round in Flanders?
Yes, in terms of the Logiesdecreet. The Flemish decree does not set any ceiling on annual nights. Any potential limit comes from the municipal planning permit, the condominium regulations, or the lease, never from a Flemish quota of days. Always check your municipality's regulations before publishing the ad.
Do you need to declare a rental of a few nights per year?
Yes. Toerisme Vlaanderen requires registration even for occasional rentals, from just one night per year via Airbnb, Booking.com, or another platform (Toerisme Vlaanderen, 5 February 2026). Failure to declare exposes you to the removal of the ad and administrative closure.
Does the 180-day rule apply in Knokke-Heist?
No. There is no 180-day ceiling in Knokke-Heist or elsewhere in Flanders. The municipality reasons in terms of urban planning and based on the property, not the number of nights. An apartment whose tourist function is not permitted remains prohibited for rental, even for a single night.
What happens without a registration number in 2026?
The Flemish government decided on 1 June 2026 that only accommodations with a registration number will be allowed to be offered on platforms. The sites will have to transmit their data to Toerisme Vlaanderen. Without a number, the ad is set to be removed.
Does the European regulation 2024/1028 change anything?
Yes. Regulation (EU) 2024/1028 has been applicable since 20 May 2026. It imposes a verifiable registration number for each short-term accommodation and requires platforms to transmit their activity data to national authorities. Flanders is adapting its Logiesdecreet accordingly.
How long does it take to be compliant at the Belgian coast?
For the cases followed by HOSTEA at the Belgian coast in 2026, expect 4 to 8 weeks between the start of the procedures and the first compliant overnight stay. The delay mainly comes from the fire safety certificate, issued since 29 September 2025 by ACEG vzw, and not from the declaration itself.
